The Ratio of Assessed Value to Market Value is 100% for the 2018 tax year. The 2018 tax rate is 1.482%

The Assessor is governed by New Jersey State Law and regulated by the Monmouth County Board of Taxation in the establishment of property assessments.

Assessors determine the full and fair value of each parcel of property at such price as, in their judgment, it would sell for at a fair and bona fide sale by private contract on October 1st following their assessments. (excerpt NJSA 54:4-23). New Jersey State Law dictates that assessments be maintained at market value.

Petition of Appeal

Appeals on property assessments must be received (not merely postmarked) by the County Tax Board on or before January 15th of the tax year. Forms may be obtained by selecting Tax Assessor's Forms from the feature link above, from the Assessor's Office or the County Tax Board with instructions for preparing the petition of appeal. The total of all taxes and municipal charges due up to and including the first quarter must be paid.

A copy must be sent to the Municipal Assessor's Office and one sent to the Municipal Clerk's office.

Appeal My Property’s Assessment

A taxpayer considering an appeal should understand that he/she must prove that his/her assessed value is unreasonable compared to a market value standard.

For an assessed value to be considered excessive or discriminatory, a taxpayer must prove that the assessment does not fairly represent either the True Market Value Standard or “Common Level Range” Standard. The “common level range” for a taxing district is that range which is plus or minus 15% of the average ratio for that district.

NOTE: Monmouth County participates in the Real Property Demonstration Program, and the appeal filing date for Monmouth County residents is January 15. For more information, call the Monmouth County Board of Taxation at 732-431-7404.

Farmland Assessment

Tax assessors determine which land qualifies as farmland. The State Farmland Evaluation Committee annually sets values for agricultural productivity that assessors must use to determine the farmland’s value. Learn more.

Farmland Assessment Applications
File the Application For Farmland Assessment (Form FA-1 524 kb) and the Supplemental Farmland Assessment Form (FA-1 G.S. 303 kb) with your tax assessor on or before August 1. If woodland is included in the acreage, then you also must file the Woodland Data Form (Form WD-1 72 kb) with the other forms.
