Rumson Property Inspections by Realty Data Systems

Properties within the area designated in the map below will be the next group of properties to be reinspected for assessment data collection purposes. Property owners will be receiving a postcard in the coming weeks to notify them of the upcoming inspection. The postcard will contain instructions for contacting RDS to complete a “remote virtual” (RV) interior inspection which requires no physical entry of the property. The RV is user-friendly, requires no app downloads, and can be completed by calling (732) 719-2265 from your smart phone at any time between 9am and 5pm, Monday-Friday. There are no appointments, simply call when you are at your property. Another method for interior inspection is submitting photos at your convenience from your phone, tablet, or computer at www.rdsnj.com click “INSPECTIONS” then select PHOTO SUBMISSION PORTAL.
Inspectors will also visit your property to conduct a full exterior (front and rear) inspection which includes photographs. During that visit, an interior walkthrough will be offered (if a RV has not previously been completed), and you will again receive printed instructions for completing a RV if that is your preference. A door hanger containing those instructions will be left at each property for which an owner/occupant is not present. RDS will make up to three physical attempts to gain access to the interior for any property that has not yet been accessed either physically or through a RV.
Property visits will take place between 9am and dusk, Monday-Saturday, and all personnel will carry photo ID. Our office and the Police Dept. possess all inspector background and other pertinent information.
If for any reason you would like to refuse an interior or exterior inspection so inspectors will not walk the property, please visit www.rdsnj.com, click “INSPECTIONS”, and select the REFUSAL FORM. If an interior inspection is not completed, this office may need to make estimates that could result in an inaccurate property record or tax assessment, and Monmouth County may limit your rights during any assessment appeal.
Please note: The inspectors are not appraisers and are not appraising your home. The inspectors are simply data collectors and return the data to the Assessor’s Office where the reassessment process is done annually. Any questions should be directed to the Assessor’s Office.
